In Dubai, CG Developers has entered the luxury residential market with JW Marriott Residences at Dubai Islands, its first JW Marriott-branded residential project in the city. The project was announced in 2025 in partnership with Marriott International and comprises 115 ocean-view residences. The project is being developed through CG Gulf Real Estate Development LLC, with the JW Marriott name used under licence.

Track record

CG Developers brings a broader international development and hospitality background rather than being a newly established real estate company. Its official portfolio highlights projects across countries including the UAE, Nepal, the Philippines, Kenya and the Maldives. The company states that it has developed more than 2 million sq. ft. of real estate.

For Dubai buyers, however, its local residential track record is much shorter than its wider international history. This distinction matters when assessing a Dubai off-plan purchase. The developer's international experience and association with established hospitality brands can be positives, but buyers should still evaluate the specific Dubai project on its own merits.

Buyers should compare the purchase price with competing Dubai Islands projects, assess service charges, payment terms, construction progress and expected rental demand, and verify the project's DLD and escrow information before committing.

What we'd watch

The main consideration is CG Developers' relatively limited Dubai residential delivery history compared with its longer international corporate history.

That does not necessarily make the developer higher risk, but it means buyers should distinguish between the group's global track record and its completed residential projects in Dubai. Construction progress, project registration, escrow arrangements, contractor performance and eventual handover will be important indicators to monitor.
