Common seller questions
How much commission do you charge?
Standard 2% of the sale price for sales (plus 5% VAT), and 5% of the annual rent for long-term lettings. There are no marketing fees, no premium-listing upsells, and you only pay on a successful transaction.
How long does it take to sell a property in Dubai?
It depends on the community, price point and time of year, but most well-priced freehold listings sell in 30–90 days. We'll give you a realistic time-to-sell estimate as part of the valuation, based on the actual DLD transaction history for your building.
What documents do I need?
For sale: title deed, passport copy, Emirates ID, mortgage statement (if applicable), and a No-Objection Certificate (NOC) from your developer. For rentals: title deed, passport, Emirates ID, and a recent DEWA / chiller bill. We'll guide you through every step.
Do I need a NOC from my developer?
Yes, for sale transactions in Dubai you need a developer NOC confirming there are no outstanding service charges. We help you order it; turnaround is usually 3–5 business days and the developer charges a fee (typically AED 500–5,000 depending on the developer).
When do I get paid?
On the day of the DLD transfer. The buyer's funds (manager's cheque or bank transfer to a DLD-approved trustee) clear when the title transfers, and you walk out of the trustee office with the proceeds.
Can I list with multiple agents?
Technically yes, but the Dubai market works better with a single dedicated agent — buyers and other agents trust an exclusive listing more, and the marketing investment is consistent. We're happy to operate non-exclusively, but we'll always recommend exclusive when it's the right call for your property.
Do you handle off-plan resales?
Yes. Off-plan resales (selling your unit before handover) require coordination with the developer and DLD. We've handled them across Emaar, DAMAC, Sobha, Nakheel, Aldar and most major developers.
