Skyland Properties is a Dubai-based luxury-focused real estate developer backed by the Raveshia Realty group, which has operated in Mumbai's residential and commercial property market since 2014. Skyland Properties was established as the group's Dubai-focused development arm, with a stated focus on design-led homes, quality finishes and modern amenities.

Its current Dubai portfolio is concentrated on Ashwood Residences, a residential development in Jumeirah Village Triangle (JVT). The project is Skyland Properties' debut Dubai development and comprises 151 residences.

Skyland is therefore an emerging Dubai developer with an established real estate group behind it, rather than a developer with a long list of completed projects in Dubai.

Track record

Skyland Properties is new to the Dubai development market, with Ashwood Residences representing its debut project. Construction officially began in late 2025, and the developer held its groundbreaking ceremony for the project in JVT.

The wider Raveshia Realty group provides additional real estate experience. According to Skyland, Raveshia Realty has been active since 2014 and has developed residential and commercial properties in Mumbai.

For Dubai buyers, however, the distinction is important: the parent group's history should not be treated as Skyland Properties' own completed-project track record in Dubai. Ashwood Residences will be an important first delivery milestone for the brand.

Investing with Skyland Properties

Skyland may appeal to investors seeking fully furnished apartments in Jumeirah Village Triangle, particularly buyers looking for a smaller residential development with extensive amenities.

The JVT location provides access to Al Khail Road and Sheikh Mohammed Bin Zayed Road, while nearby destinations include Dubai Marina, Palm Jumeirah and Expo City.

The main consideration is the developer's limited Dubai delivery history. Ashwood is still under construction, so investors should monitor construction progress and verify DLD registration, escrow arrangements, payment terms, service charges and the contractual handover date.

The project's price per sq. ft. should also be compared with competing developments in JVT and nearby Jumeirah Park, Al Furjan and JVC before making an investment decision.

What we'd watch

The most important milestone for Skyland Properties will be the delivery of Ashwood Residences.

The project is fully registered with RERA and the developer states that investor funds are held in a RERA-mandated escrow account. Construction has moved into the foundation stage, with handover currently targeted for Q4 2027.

Skyland's ability to deliver Ashwood on schedule and maintain quality through handover will be central to establishing its own reputation in Dubai.

For now, Skyland is best described as an emerging Dubai developer backed by an established Mumbai real estate group, with a focused luxury residential strategy.
