Architecture and Design Concept
Bulgari Lighthouse Dubai is a single residential tower comprising basement, ground floor, 27 upper floors and roof, holding 31 penthouse units in total. The building is designed by ACPV Architects, the practice led by Antonio Citterio and Patricia Viel, and its vertical form is conceived as a counterpoint to the low-rise resort it sits within on Jumeira Bay.
The facade uses a repeating coral-plate motif inspired by marine coral formations, intended to provide shading, privacy and a lighting pattern that shifts from day to night. As floors rise, the gaps between coral plates widen to allow larger interior floor plates for the upper penthouses.
Interiors are finished in oak flooring, silk wallpaper, natural leather and Italian marble, with bronze-framed glazing used throughout the living spaces. Kitchens feature a show kitchen with a marble-clad island alongside a separate wet kitchen.
Penthouse Layouts and Sizing
The tower offers 4 and 5-bedroom penthouses only. The 4-bedroom units sit on lower floors and range from roughly 4,973 sq ft to 4,937 sq ft of suite area plus balconies, bringing total net saleable area to around 6,439 to 6,475 sq ft across the two available layouts (Type A and Type B).
5-bedroom penthouses occupy higher floors and include double-height living rooms, a private pool, family living areas and four king-sized bedrooms in addition to the master suite. Suite areas run to roughly 9,086 to 9,088 sq ft, with total area including balconies reaching approximately 11,655 to 11,657 sq ft, making these among the largest penthouse footprints marketed in Dubai.
Both penthouse categories include private elevator access, and the larger 5-bedroom units add a private pool, sauna, private gym and office within the residence itself.
