Villa Architecture & Layout

Casa is a low-rise villa neighbourhood within Arabian Ranches, built around Moroccan-influenced exteriors, timeless door and window detailing, and classic cornice lines along the roof edge. The design was produced by California-based architecture and interior design firms, and the exterior palette draws on desert sand tones and dusk hues rather than a generic villa finish.

The development is organised into six villa types, ranging from 3-bedroom layouts to 4-bedroom and 4-bedroom-plus-study configurations. Type 1 and Type 2 villas start at 3,143 to 3,252 sq.ft, while the larger Type 4, 5 and 6 villas extend to 3,383, 3,578 and 3,609 sq.ft. Every villa includes a dedicated maid's room, separate laundry area, and a private garage on the ground floor.

Community Facilities

Casa sits inside the gated Arabian Ranches community, which is planned around bicycle paths linking grocery stores, schools and coffee shops, shaded walkways, community swimming pools and a landscaped park with BBQ areas. Residents also have access to a golf course and an equestrian club within the wider community.

Developer Background

Casa was delivered by Emaar Properties as part of the Arabian Ranches masterplan, one of Dubai's established gated villa communities. The project was completed on schedule with an end date of December 2014, and the DLD lists the development as 100% complete with 253 residential villas across the site.
