Tropical Island Design Concept

DAMAC Islands - Seychelles 1 is one of six island-themed clusters within the broader DAMAC Islands master community in Al Yalayis 1, Dubai. The development draws its design language from six of the world's most recognised tropical destinations: Maldives, Bora Bora, Seychelles, Hawaii, Bali, and Fiji. Each cluster is treated as a distinct neighbourhood, with Seychelles 1 forming part of a phased rollout across parcels that also include Maldives and Bora Bora themed zones.

The project comprises 204 townhouses and villas structured as G+1 and G+2 configurations on concrete and block construction with full internal and external finishes. Unit types range from 4 and 5-bedroom townhouses to 6 and 7-bedroom villas, with saleable areas spanning from 2,208 sq ft for the smallest townhouse typology up to 17,078 sq ft for the largest seven-bedroom villa.

Architecture, Interiors and Finishes

Interiors are specified to a premium standard. Living areas feature Calacatta Gold porcelain slab flooring, Marvel Orobico porcelain accent walls, brushed brass metalwork, and walnut wooden veneer joinery. Formal living rooms add Silver Paradisio granite as a secondary stone element, while family living zones incorporate Entice Elegant Palissandro wooden porcelain tile in certain typologies.

Road Connectivity and Drive Times

Al Yalayis 1 sits at the intersection of three major highways: Sheikh Zayed Road, Emirates Road, and Sheikh Mohammed Bin Zayed Road. Sports City, Motor City, and DAMAC Hills are approximately 15 minutes away. The Expo 2020 venue and Al Maktoum International Airport are both reachable in around 20 to 23 minutes.
