DISTRIKT Vertical Mixed-Use Concept

DISTRIKT is a vertical, mixed-use development by Majid Al Futtaim Properties comprising four residential towers, Distrikt 1 through Distrikt 4, sharing a ground level and two podium floors. The project totals 550 units across five buildings and sits within the Ghaf Woods master development.

The scheme combines retail, dining and office space with residential floors, positioned around more than 30,000 square feet of amenity space. The brochure describes the layout as designed for residents who want to shop, work and live within walking distance of home, rather than commuting between separate districts.

DISTRIKT Dubai Amenities & Wellness Facilities

Amenities are organized across four named zones. Sky Gardens offer a residents' lounge, private dining with a show kitchen, communal workspace and sky terrace. DISTRIKT Wellness includes a fitness studio, spinning studio and rock climbing wall. DISTRIKT Club adds a billiards lounge, cinema and kids' play room, while the Cloud Lounge, crowning Distrikt 1 and 4, features an infinity-edge sky pool and outdoor lounge seating.

At podium level, residents also have access to a main pool, shaded kids' pool, sunken pool beds, an edible garden, yoga area, barbecue zone and a multi-use lawn, alongside tree deck seating areas.

Interior Specification

Units are offered in two interior palettes, Terra and Horizon. Terra uses a calmer material and colour scheme intended for a grounded, quiet aesthetic, while Horizon uses brighter tones and finishes aimed at a more expressive, social feel. Both palettes are applied consistently across flooring, wardrobe doors, kitchen cabinetry, countertops and bathroom finishes.

Each apartment comes with fully integrated kitchen appliances as standard, including a dishwasher, cooker, oven, kitchen hood and fridge, removing the need for buyers to source appliances separately after handover.

Sustainability & Site Design

The development is positioned within the Ghaf Woods forest ecosystem, with the brochure stating the community will have more trees than residents. Sustainability features cited include energy-efficient design, sustainable water capturing and treatment, and landscaping intended to support biodiversity and improve thermal comfort for residents.

The wider community includes a 3.5km mountain bike loop and is described as walkable within a five-minute radius, positioning DISTRIKT as a car-optional development for daily errands and recreation.

Developer Track Record

DISTRIKT is delivered by Majid Al Futtaim Properties, a company founded in 1992 that has since built five mixed-use communities across the UAE, Oman and Lebanon, housing more than 2,500 families. The group is better known regionally for its shopping mall and entertainment portfolio, with DISTRIKT forming part of its residential expansion under the Ghaf Woods master plan.

Construction on DISTRIKT is scheduled to run from August 2025 to September 2028, according to Dubai Land Department records, with the project currently at 0% completion and not yet started on site.

Getting Around Ghaf Woods

DISTRIKT sits within Ghaf Woods, accessed via Sheikh Mohammed bin Zayed Road (E311) and Sheikh Zayed Bin Hamdan Al Nahyan Road (D54). The brochure lists Dubai Marina and Palm Jumeirah at roughly 20 to 25 minutes' drive, Mall of the Emirates at 20 minutes, City Centre Me'aisem at 2 minutes, and both Dubai International Airport and Al Maktoum International Airport within a 15 to 20 minute drive.

Within the wider community, the brochure references a school, mosque, skatepark, wellness pavilion, forest experience centre and a sports and activities park, connected by dedicated forest pathways and a mountain bike trail.

Neighbourhood Context

Tilal Al Ghaf and Global Village are cited as being close by, with Global Village and IMG Worlds of Adventure both listed at around 15 minutes' drive. A future metro station is referenced on the community master plan, though the brochure gives no confirmed opening date.

The immediate surroundings are shaped around forest landscaping rather than conventional streetscape, with the brochure positioning daily retail and dining within the DISTRIKT podium itself rather than requiring a drive to a separate mall.
