Downtown Views Architecture & Design

Downtown Views is a 55-storey residential tower comprising 479 apartment units, built as a single building with a podium of G+9 levels and a tower rising G+9P+47 floors plus 4 mechanical floors. The design deliberately echoes the architectural language of The Dubai Mall and The Address Dubai Mall Hotel, using solid fins between glass windows and rhythmic balcony placement.

The tower's orientation was planned in response to its site: wide highways to the south and west, and low-rise villa plots to the north, meaning units avoid direct obstruction from neighbouring towers. Two levels are dedicated to dining and retail outlets, and more than 400 basement parking spaces serve residents.

Downtown Views in Dubai Unit Mix & Living Spaces

The building offers a range of residential typologies, from single-bedroom apartments through to three-bedroom family units, with a collection of duplexes positioned on the higher floors. Interiors feature marble finishes and steel detailing, specified by the project's design team across all unit types.

Amenities include a rooftop pool and a health club terrace with sauna and steam room facilities, positioned to serve residents across the tower's floor plate.

Developer Track Record

Downtown Views was developed by Emaar Properties, established in 1997 and responsible for master-planning Downtown Dubai, the roughly 500-acre district anchored by the Burj Khalifa. The developer is known for large-scale mixed-use development spanning residential, retail and hospitality components.

As a flagship property within Emaar's Downtown Dubai portfolio, the project was positioned to extend the company's residential offering close to The Dubai Mall's expansion zone.

The tower sits approximately 600 metres from Interchange 1 on Sheikh Zayed Road, giving residents quick access to Dubai's principal arterial route. A 500-metre elevated retail link-bridge connects the building directly to The Dubai Mall podium, removing the need to cross surface roads to reach the mall.

Downtown Views is located within Downtown Dubai, near the planned extension of The Dubai Mall, which spans 12.1 million square feet of retail and entertainment space. The surrounding area combines Burj Khalifa, Burj Lake, the Opera District and Dubai Opera, giving the address direct walking access to the district's cultural and retail core.
