Expo City Sky Residences comprises 419 apartments and 11 retail units spread across three towers, each rising as 3 basement levels plus ground and 14 floors. The development offers 1, 2, 3 and 4-bedroom apartments, giving buyers a range from compact one-bedroom units to larger family layouts.

In Sky Residences 2, unit sizes span from a one-bedroom Type 1 at 833.77 sqft (931.07 sqft including balcony) to a three-bedroom Type 2 at 1,248.29 sqft (1,366.15 sqft total). Larger two and three-bedroom types reach up to 1,918.13 sqft internally, with total areas including balconies extending to 2,176.14 sqft.

Every unit includes floor-to-ceiling windows, a separate laundry or storage room, built-in wardrobes in all bedrooms, and a balcony. Interiors are finished to a consistent premium specification across all three towers.

Location Within Expo City

The towers sit within Expo City Dubai, the master-planned district built on the former Expo 2020 site. The development is positioned in Dubai World Central, with the brochure describing it as part of a '15-minute city' where daily needs are reachable on foot.

The community includes 45,000 square meters of parks and green space and is registered under the WELL Community Standard pilot, the first project in the region to do so.

Amenities and Communal Spaces

Residents have access to swimming pools including a lap pool, shallow pool deck, kids' pool and pool pavilion, alongside an indoor gym, outdoor fitness area, and outdoor kids' play area. A BBQ area, outdoor dining pavilion, lounge pavilion, multi-purpose room and multi-function lawn round out the shared facilities.

A communal courtyard features sculptures, plazas and a sky deck, intended as a gathering point across the three towers. Convenience stores, retail and dining outlets are integrated at podium level.

Developer Background

The project is developed by Expo City Dubai, the entity responsible for transforming the Expo 2020 site into a permanent mixed-use district. The developer's mandate extends beyond residential delivery into the city's broader retail, entertainment and attraction offerings, including Al Wasl Plaza, Terra and the Women's Pavilion, which remain operational within the district.

Construction on Expo City Sky Residences began in June 2024 and was reported at 17.84% completion as of the latest DLD update, placing the project firmly in its construction phase.

Location

Connectivity and Access

Expo City Dubai sits at the junction of four highways: Sheikh Mohammed bin Zayed Road, Sheikh Zayed Road, Emirates Road and Al Khail Road, connecting the district to both Dubai and Abu Dhabi. A dedicated Metro stop provides a direct link to Dubai Marina and the wider city network.

The community is around 20 minutes from Al Maktoum International Airport, roughly 16 minutes from Dubai Marina, and about 30 minutes from Downtown Dubai. Dubai International and Abu Dhabi International Airports are each within an hour's drive.

Neighbourhood Character

Expo City Dubai carries forward attractions from Expo 2020, including Al Wasl Plaza's water, fire and music feature, the Terra sustainability pavilion, and three themed playgrounds. A retail mall is planned but not yet delivered, with current retail and F&B offerings featuring homegrown concepts and international brands.

The district is pedestrian-oriented, with cycling paths, jogging tracks and horse-riding trails woven through its green spaces, supporting the developer's positioning of the area as a walkable, low-commute environment.
