About Expo Valley

Community Concept & Design

Expo Valley is a low-rise residential community of villas, duets and townhouses set within Expo City Dubai, built on the legacy site of Expo 2020. The community follows an undulating, 'folded earth' topography designed to create a microclimate that lowers ambient temperature and reduces noise, with homes positioned to overlook a nature reserve, lake and wadi.

Three product types are on offer: townhouses in 3 and 4-bedroom configurations at 250 and 300 sqm respectively, duets with 4 and 5 bedrooms at 385 and 440 sqm, and villas with flexible ground-floor office or gym space, ensuite bedrooms and a private swimming pool of at least 25 sqm. All homes use large sliding doors to connect interiors with private gardens, and transparent boundary fencing replaces solid walls to balance privacy with community connection.

Sustainability & Landscape

The development carries forward Expo City Dubai's sustainability mandate, retaining 80 per cent of Expo 2020's original infrastructure at the wider destination and aligning with the Dubai 2040 Urban Master Plan's push for greener, pedestrian-friendly districts.

Expo Valley is landscaped with roughly triple the greenery of comparable regional developments, anchored by a self-sufficient nature reserve home to gazelles, flora and fauna, plus a stocked lake. Car-free lanes, dedicated cycle and e-scooter tracks, and farm-to-table urban agriculture reinforce a low-impact, walkable layout with full separation between pedestrian and vehicular routes.

Expo Valley sits within Expo City Dubai in Dubai South, connected to the Route 2020 Metro line and one stop from Al Maktoum International Airport. The location provides direct access to four major highways: Sheikh Mohammed Bin Zayed Road, Sheikh Zayed Road, Emirates Road and Al Khail Road.

Dubai Marina is around 16 minutes away, Downtown Dubai roughly 30 minutes, and both Dubai International Airport and Abu Dhabi International Airport are within an hour's drive, making the community workable for residents commuting across the emirate or to Abu Dhabi.
