Isolana Residences Off Plan Palm Deira Launch

Isolana Residences is the debut Dubai project from Hayaat Developments, positioned on Island A within the Palm Deira master community, marketed under the wider Dubai Islands identity. The single-tower development comprises ground floor, two podium levels and eight residential floors, holding 71 units across 1, 2, 3 and 4-bedroom apartments plus a top-floor 4-bedroom penthouse. Construction is scheduled to run from May 2025 to March 2027.

As one of the earlier off plan projects in Palm Deira to reach this stage of design disclosure, the building sits on a plot bordered by landscaped community parks on three sides, giving residents direct step-out access to green space managed by the master developer.

Isolana Residences Dubai Architecture and Facade Design

The building was designed by architect Tony Ashai around a concept the developer calls 'dancing balconies': balconies are set at varied angular positions across the facade rather than in a repeating grid, intended to evoke wind movement across the island. The lobby features 6-metre ceilings, an indoor courtyard with a skylight well, and floor-to-ceiling glass elevators.

Interiors for the 4-bedroom penthouse include stone and travertine-inspired flooring, veneer wood panelling, a retractable wood-paneled kitchen screen, German kitchen appliances, and a master bathroom finished in Marble Bianco Lasa Vena Oro with a double vanity, walk-in shower and separate WC. The penthouse also has a private balcony with a plunge pool.

A dedicated amenity floor includes a family infinity pool, a separate kids' pool, an indoor creche, an outdoor children's playground, a padel court, a sauna, an indoor gym and yoga zone, Zen gardens, a residents' club lounge and outdoor lounge seating. Parking levels include dedicated EV charging bays and resident storage units.

The lobby level adds a 24/7 security desk with an on-site facilities management office, an outdoor terrace, and direct park drop-off access connecting residents to the surrounding community lakes and gardens.

Palm Deira Property Investment Case

Dubai Islands, the five-island waterfront district that contains Palm Deira, is being built out with marinas, hotel brands including Centara Mirage, Riu and Rixos, a planned shopping mall, and the Souk Al Marfa waterfront promenade. A bridge under construction will connect the islands to Bur Dubai via Port Rashid in an estimated 15 to 20 minutes, supporting the case for off plan buyers targeting early access to a district still under active development.
