Lila comprises 219 G+1 villas built with a concrete structure, finished internally and externally in a Spanish coastal-inspired style. Each home is offered in 3, 4 and 5-bedroom configurations, giving buyers a range of layouts within a single, architecturally consistent community.

Low-pitched terracotta tiled roofs, overhanging eaves and wrought iron trim define the streetscape, while interiors use a simplified modern Spanish palette of woodwork and polished flooring. Every villa sits on its own plot, allowing for private gardens and outdoor decks rather than shared setbacks.

Community Amenities

The Residents' Club anchors Lila's amenity offering, with a gym for men and women, a pool surrounded by cabanas, an indoor running track, a beauty salon and a spa. These facilities are separate from the community park, which carries dedicated children's play areas, squash and tennis courts, a football pitch and BBQ areas.

A standalone restaurant within the community park adds a dining option that doesn't require leaving the neighbourhood. Shaded walkways and dedicated cycling paths connect the villas to these leisure and retail points, reducing reliance on cars for short trips within Lila.

Despite its garden setting, the brochure positions Lila as centrally located relative to Dubai's core, framing it as a retreat from city pace without a long commute back into it.

Delivery Track Record

Lila was developed by Emaar Properties, one of Dubai's largest master developers, known for large-scale communities across the emirate. Construction ran from November 2014 to February 2017, and the project is recorded as 100% complete with FINISHED status on the Dubai Land Department register.

With handover already delivered and no units currently listed as under construction, Lila now trades as a completed, established villa community rather than an off-plan launch, giving buyers immediate visibility into build quality and finished landscaping.
