Palm Hills is a gated villa neighbourhood within Dubai Hills Estate, comprising 75 standalone 5-bedroom villas built to a ground-plus-two configuration with a concrete structure and internal and external finishes completed to a consistent architectural standard across the community.

The project is offered in two collections: FLORA, described as large 5-bedroom villas with en-suite bathrooms for all bedrooms, a pantry and powder room, roof access and lounge, and three parking spaces, and BLOOM, positioned as extra-large 5-bedroom villas adding landscaped courtyards and a shaded swimming-pool deck alongside the same roof access and parking allocation.

Interiors across both collections were designed by ELIE SAAB, marking the fashion house's first interior-design concept within Dubai Hills Estate. Homes feature floor-to-ceiling windows, a choice of open or closed kitchen layouts, maid's rooms, and covered parking, with two architectural styles available.

Developer Track Record

Palm Hills was developed by Emaar Properties, which reported an AED 27 billion market capitalisation, AED 19.7 billion in revenue and AED 2.6 billion in net profit in its FY2020 results. The developer has delivered more than 72,000 residential units, with a further 38,000-plus under construction at the time of the brochure's publication.

As master developer of Dubai Hills Estate, Emaar positioned Palm Hills as an addition to an established community that already includes a championship golf course, retail mall, and parkland, rather than a standalone launch requiring new infrastructure.
