The design brief prioritises walking and cycling loops threaded through green parks, with the stated aim that residents are never more than two minutes from an activity point. This is expressed architecturally through terraced podiums, vertical gardens, and ramp connections that link the building to the surrounding wellness network rather than isolating it as a standalone block.

Community Amenities & Loops

The wider Rise by Athlon masterplan features a 4.6 km trail-running loop, a 2.2 km family-friendly loop, and a 3.7 km cycling loop, supported by seven clubhouses distributed across the community. These loops are the physical backbone of the active design ethos referenced elsewhere in the brochure, connecting residential clusters to shared recreational infrastructure.

The escrow account for buyer payments is held with First Abu Dhabi Bank, in line with standard Dubai off-plan safeguards for off-plan projects sold under RERA regulations.
