Architecture & Design

Silena Residences comprises two residential buildings on Dubai Islands — a beachfront site on Palm Deira — totalling 137 units across 1-, 2-, and 3-bedroom apartments, townhouses, and penthouses. The structures are designed as a triad of forms: planes of stone and glass appear suspended, with a full-height glass entrance that opens to views of the waterfront. Double-height volumes feature in the townhouse typologies, while penthouse levels are accessed via sweeping internal staircases.

Interior material choices are deliberately restrained: travertino marble flooring, hazelnut-toned and tobacco wood panels, bronze detailing, and iridescent Murano glass accents. The palette is drawn from coastal tones — sand, salt, and reflected light — rather than overtly decorative finishes. Terraces are wide enough to function as secondary living spaces, and the boundary between interior and exterior is minimised through full-height glazing throughout.

Unit Mix & Property Types

Building A holds 92 units: 48 one-bedroom apartments, 31 two-bedroom apartments, 5 three-bedroom apartments, and 9 penthouses (comprising quadruplex 3BR, simplex 4BR, duplex 3BR, and duplex 4BR configurations). Building B holds 45 units: 18 one-bedroom, 11 two-bedroom, 10 three-bedroom apartments, and 6 penthouses (duplex 5BR, duplex 3BR, and duplex 4BR). Ground-floor units in select configurations open onto private garden terraces; central-core units at elevated floors feature private pools facing the sea.

Silena is developed by Avenew Development, a Dubai-based company founded in 2024 and co-founded by Rasha Hassan. The developer is registered with DLD under the Arabic entity name شركة نخيل (ش.م.خ), with the escrow account held at Dubai Islamic Bank. As a newly established developer, Avenew positions itself around a curated, design-led approach to mid-scale residential projects. Silena is among its early-stage developments, with construction scheduled to commence in December 2025 and handover targeted for May 2028.

Dubai Islands (Palm Deira) is a large-scale waterfront master development with significant infrastructure investment committed by the Government of Dubai. Beachfront supply on the islands remains limited relative to long-term demand projections, while off-plan projects at launch typically benefit from pre-infrastructure pricing.
