Al Hudayriat Island is Abu Dhabi's most deliberate attempt to build a leisure-first, residential-second destination from scratch — and it's working. Sitting roughly 10 kilometres from Abu Dhabi city centre, the island is a Modon Properties masterplan anchored around a 10-kilometre beach circuit, cycling tracks, and open-water sports. Who are the main developers building on Al Hudayriat Island?

Right now, Modon Properties is the dominant — and effectively the master — developer on the island. Both projects we carry, Al Naseem Villas and Nawayef West, are Modon developments. Modon is a wholly owned Abu Dhabi government entity, which matters to our buyers because it removes a lot of the developer-risk conversation entirely. We anticipate additional sub-developers entering later phases, but for now Modon controls the island's pace and quality standards.

What rental yields can I expect on Al Hudayriat Island?

Because the community is still in early delivery stages, we don't yet have a deep pool of secondary-market rental data. That said, comparable waterfront villa communities in Abu Dhabi — Yas Island, Saadiyat — are achieving gross yields of 5–7%. We believe Al Hudayriat will land in a similar range once the rental market matures, with the added upside of lower entry prices today. We advise our investors to model conservatively at 5% for now and revisit as leasing comps build.

How long is the commute from Al Hudayriat Island to Abu Dhabi city centre?

The island sits roughly 15–20 minutes by car from Abu Dhabi's central business district under normal traffic conditions, via the Al Hudayriat Bridge. Getting to Yas Island takes about 10 minutes, and Abu Dhabi International Airport is approximately 25–30 minutes away. There is currently no public transit link, so residents will need a car. In our experience, buyers coming from Dubai should budget around 90–100 minutes to Dubai Marina depending on the time of day.

What schools and amenities are near Al Hudayriat Island?

The island itself is leisure-focused — the Hudayriat Beach public park, cycling tracks, a skate park, and F&B outlets are already operational. For schools, families typically look toward Khalifa City and Mohammed Bin Zayed City, both within a 20-minute drive, where you'll find GEMS, Aldar Academies, and several British-curriculum options. Retail and healthcare are also concentrated in those nearby districts. We expect on-island amenities to expand significantly as residential population grows through 2026–2027.

Yes — Al Hudayriat Island is a designated freehold zone for expatriates and foreign nationals, meaning 100% ownership with a title deed. Purchasing a property valued at AED 2 million or more also qualifies buyers for the UAE Golden Visa (10-year residency), which is a major draw for our international clients.
