About Ajman
Ajman is the UAE's smallest emirate by land area but one of the most accessible entry points into the country's property market. Prices sit 40–60% below Dubai for comparable specification, and the emirate's freehold framework — opened to all nationalities in Al Zorah and select coastal zones — has attracted growing investor interest since 2020.
The flagship freehold destination is Al Zorah — a 2,600-hectare master-plan wrapped around a natural mangrove estuary, with beachfront villas, apartments, an Oberoi hotel and a signature Nicklaus-designed golf course. Al Zorah is Ajman's answer to Dubai Hills Estate: a fully-integrated luxury master-plan that trades at a fraction of Dubai's asking prices.
Beyond Al Zorah, Ajman Corniche apartments (waterfront, direct beach views, established rental demand) and Ajman Downtown mixed-use inventory represent the emirate's mid-market volume. Prices here start meaningfully below AED 1 million for well-located 1-bedroom apartments — the lowest freehold entry point in the coastal UAE.
Rental yields are strong: Ajman's tourist-and-family demographic supports 8–10% gross yields on well-managed inventory, with lower service charge burden than equivalent Dubai stock. This makes Ajman particularly attractive to yield-focused portfolio investors seeking exposure to UAE property below the Dubai financing threshold.
Investment context
Ajman's investment case is straightforward: absolute-return investors get more property per dirham here than anywhere else in the coastal UAE. The market is smaller and less liquid than Dubai or Abu Dhabi — resale times can be measured in months rather than weeks — but for hold-to-yield investors, the numbers are compelling.
The emirate is currently under-invested in new-build supply, meaning existing stock has held pricing better than the more oversupplied southern emirates. Al Zorah's phased launches have consistently sold out at handover-price premiums of 20–30%.
Freehold ownership in Ajman
Ajman opened freehold ownership to all nationalities in Al Zorah and select coastal zones from 2018 onwards. Foreign nationals can hold full freehold title within these zones. Outside designated freehold areas, foreigners can typically buy 99-year leaseholds. Ownership above AED 2 million qualifies for the Golden Visa on the same terms as Dubai.
