About Sobha City

Sobha City is a fully integrated urban masterplan by Sobha Realty in Dubai, structured around water, landscape, and movement. The community is built around three pillars — Live, Connect, and Restore — with canals, open spaces, green corridors, mosques, retail promenades, multi-purpose lawns, jogging and forest cycling loops, multi-sport courts, and amphitheatres woven into daily life.

Within Sobha City sit several distinct neighbourhoods including The Orchard — a private cluster of 4-, 5-, and 6-bedroom estate villas defined by privacy-led planning and landscape depth.

Market overview

Sobha City sits in Al Bahiya, along the E10 and E12 highway corridors in Abu Dhabi's western residential belt, positioned primarily on its proximity to Yas Island. At full build-out the masterplan will hold around 4,000 apartments and 2,500 villas; Phase 1, now on sale, covers roughly a third of that — about 400 units split across three sub-communities: The Orchard and The Terraces (garden villas and estate villas) and River Cove Residences (the apartment towers along the promenade).

Phase 1 pricing starts at AED 1.31 million for one-bedroom apartments (568–609 sqft, working out to roughly AED 1,980–2,370 per sqft) and AED 2.40 million for two-bedrooms. On the villa side, three-bedroom garden villas start from AED 4.96 million, four-bedroom garden villas from AED 8.07 million, four-bedroom estate villas from AED 9.05 million, five-bedrooms from AED 11.58 million, and six-bedroom estate villas from AED 13.44 million. Payment is structured on a 60/40 interest-free plan — roughly 20% on booking, the remaining 60% in instalments through construction, and 40% on handover, which is scheduled for Q4 2029.

There's no rental history to point to yet, since nothing has been delivered. Independent estimates for comparable Yas Corridor apartments — benchmarked against Abu Dhabi's rental index rather than Sobha City itself — put likely gross yields in the 6–7% range, broadly in line with Yas Island and Al Reem Island product. Sobha's managing director has been candid that Phase 1 pricing is deliberately attractive specifically because this is the company's first Abu Dhabi masterplan, which is worth factoring into how early-buyer pricing here compares to where the project may sit once delivered and established.

The honest risk to flag is execution in a new market. Sobha's delivery track record — Sobha Hartland, Sobha Reserve, Sobha SeaHaven — was built under Dubai Land Department oversight; Sobha City Abu Dhabi is genuinely the company's first test of that same model under Abu Dhabi's regulatory and construction environment. The backward-integrated approach is designed to carry over, but buyers should treat it as a reasonable expectation rather than a proven fact in this specific location.

Living in Sobha City

Sobha City is being built around water, landscape and movement — canals, green corridors and open space run through the masterplan, organised around three stated pillars Sobha calls Live, Connect and Restore. The centrepiece is a two-kilometre waterfront promenade, planned to include a mall, retail spaces and mosques, alongside a par-3 golf course designed by an Australian former professional golfer, with 80 exclusive golf-course mansions planned for a later phase.

The community is positioned for a mix of buyers: city apartments along River Cove Residences for those wanting waterfront, low-maintenance living, and garden or estate villas in The Orchard and The Terraces for families wanting more space and privacy. Sobha expects roughly 60% of buyers to come from within the UAE and 40% from international markets, including notable interest from the US, Canada and Europe.

The trade-off, honestly, is that Al Bahiya is an emerging residential corridor, not a mature one. Unlike Saadiyat Island or Al Reem Island, daily retail, dining and services in the immediate area currently require driving to neighbouring communities — that will change as Sobha City's own promenade and retail come online, but buyers moving in early should expect to rely on Yas Island and surrounding areas for day-to-day life in the interim.

Schools, Healthcare & Retail

Sobha City's own schools, healthcare and community retail are part of the masterplan but not yet delivered — they're expected to come online as the development matures, alongside the planned promenade mall and retail spaces. In the interim, residents will rely on the broader Yas Island and Al Bahiya corridor for day-to-day needs, including Yas Mall roughly five minutes away for shopping, dining and entertainment.

For schooling and healthcare specifically, buyers should look to established options on neighbouring Yas Island and Saadiyat Island until Sobha City's own facilities are built and operating — a reasonable expectation for a masterplan still several years from completion, but worth factoring into any decision to move in during the earlier phases of handover.

Getting Around

Sobha City's location is built almost entirely around proximity to Yas Island — Yas Mall is roughly 5 minutes away, Ferrari World around 10 minutes, and Zayed International Airport about 15 minutes, according to the developer. The E10 and E12 highways run directly past the development, connecting onward to central Abu Dhabi, Saadiyat Island, Al Reem Island and the Abu Dhabi–Dubai highway. Six dedicated access points are planned for the completed community, which should help internal traffic flow once the masterplan is fully built out.

As with most of Abu Dhabi's newer residential corridors, a car is the realistic way to get around both within Sobha City and to surrounding amenities until the area matures further.

Investment Outlook

Sobha City's investment case rests on two things: Sobha's brand premium, built on a genuinely strong Dubai delivery record, and first-project pricing in a market the developer hasn't built in before. That combination is attractive on paper — entry prices below comparable Yas Island and Al Reem Island product, with a developer whose quality reputation has historically supported stronger resale and rental performance in Dubai.

Whether that premium transfers fully to Abu Dhabi is the open question, and it's a fair one. Rental yield projections in the 6–7% range are reasonable estimates based on the surrounding Yas Corridor market, but they're estimates, not Sobha City's own track record — there simply isn't one yet. Capital appreciation potential is similarly tied to execution: if Sobha delivers here at the standard it has in Dubai, the quality premium should follow; if delivery slips or quality varies, that premium is the first thing buyers should expect to see compressed.

Our editorial line: constructive but appropriately cautious. This is a reasonable off-plan entry for buyers comfortable underwriting a first-project risk in exchange for early pricing and a 2029 handover, and a genuine option for end-users who want space near Yas Island. It's not yet the kind of proven, liquid resale market that Sobha's established Dubai communities offer — that depth will need a few years and a successful handover to build.

Based on what our buyers report day-to-day: DIFC is roughly 15–20 minutes via Al Khail Road, Dubai Marina is 25–35 minutes, and Dubai International Airport (DXB) is about 20 minutes — all outside peak hours. Morning rush can add 10–15 minutes to each leg. There's currently no metro station directly serving Sobha City, so residents rely on cars or ride-hailing.
