About Ghaf Woods

Ghaf Woods is Majid Al Futtaim's forest-themed master-planned community in Dubailand, built around the idea that a Dubai neighbourhood can genuinely feel green rather than just claim to be. Two projects currently sit in our catalogue here — Capria and Lacina Residences — and both reflect a developer that knows how to deliver at scale. This is a community aimed squarely at families and long-term residents who want density done right: tree-lined streets, pedestrian-first planning, and a clear alternative to the glass-and-marble default. We think it's one of the more considered master-plans to emerge from Dubai in recent years.

Frequently asked questions about Ghaf Woods

Who are the main developers building in Ghaf Woods?

Majid Al Futtaim is the master developer and, at this stage, the only developer active within the community. We currently carry two of their projects — Capria and Lacina Residences. MAF's track record includes Mall of the Emirates and City Centre malls, so the infrastructure and retail delivery side is well-funded. We don't expect third-party developers to enter until later phases, which keeps the community vision consistent for now.

What rental yields can I expect in Ghaf Woods?

Because handovers haven't started yet, we're working from projected yields rather than live rental data. Based on comparable low-density, green communities in Dubai, we estimate gross yields of 5–6.5% once the community is occupied. One-bedroom units historically generate the strongest yield percentages, while larger townhomes attract longer tenancies. We'll have real numbers once the first residents move in — check back with us closer to the 2027 handover window.

How long is the commute from Ghaf Woods to DIFC or Dubai Marina?

Ghaf Woods sits off Mohammed Bin Zayed Road in Dubailand, so drive times vary by traffic. In our experience, DIFC is roughly 30–40 minutes during morning peak hours, and Dubai Marina is closer to 35–45 minutes. Dubai International Airport (DXB) is about 35 minutes via MBZ Road. There's no metro access yet, so most residents will rely on a car or ride-hailing. We always advise buyers to do a test drive at 8 a.m. before committing.

What schools and amenities are planned near Ghaf Woods?

The master plan includes a dedicated school plot within the community, though no operator has been announced publicly as of mid-2025. Within a 10-minute drive you have GEMS FirstPoint School and Fairgreen International School in nearby Dubailand. For daily needs, a community retail strip is planned at the heart of Ghaf Woods, and the existing My City Centre Nasseriya is about 8 km away. We recommend factoring school availability into your timeline if you have school-age children.

What makes Ghaf Woods different from other green communities like Damac Hills or The Valley?

The core difference is the density and tree coverage. Majid Al Futtaim has committed to planting over 10,000 Ghaf trees — Dubai's native tree — across the community, targeting genuine shade and air quality benefits rather than just landscaped strips. Compared to Damac Hills, the plot sizes are more generous and the car-free pedestrian network is more integrated. The Valley is a closer competitor, but Ghaf Woods has a stronger sustainability narrative that resonates with our international buyers.
