Modon Properties is the dominant force right now — they're both the master developer and the project developer behind Bashayer Residences and Bashayer Villas, the two active projects in our catalogue. Modon is wholly owned by the Abu Dhabi government, so buyers get the comfort of a developer with deep pockets and a track record of delivering at scale. We expect additional developers to enter as the island's profile rises, but for now Modon sets the tone.

The island is still in its early leasing cycle, so we're projecting gross yields of 6–7% once the community reaches critical mass — broadly in line with comparable Abu Dhabi waterfront addresses. Short-term rental potential is also worth watching: the island's beach clubs, cycling tracks, and adventure park attract weekend visitors, which could push net returns higher for furnished units. We advise clients to model conservatively at 5.5% and treat any upside as a bonus.

Hudayriyat sits roughly 10–15 minutes by car from Abu Dhabi's central business district via the Al Hudayriyat Bridge — genuinely manageable for daily commuters. The drive to Dubai (DIFC or Marina) runs 60–75 minutes depending on traffic, which is comparable to living in Yas Island. We always tell buyers: if your office is in Abu Dhabi, this is a comfortable daily drive; if you're Dubai-based, factor in the commute honestly before committing.

The island itself is still building out its community facilities, so most families currently rely on schools in nearby Abu Dhabi districts. GEMS American Academy and Raha International School are both within a 20-minute drive. On the island, the focus right now is leisure — a beach, cycling and running tracks, and the Hudayriyat Beach adventure zone are already operational. Our buyers with young children appreciate the car-free outdoor space, even if the school run still takes them off-island.

The honest answer is location plus developer credibility. Bashayer sits on an island where land supply is genuinely finite — Modon controls the master plan, so you won't see speculative towers crowding the skyline later. The villa product in particular is rare for this price point: private gardens, proximity to the beach promenade, and a low-density layout. In our experience, that combination of scarcity and government-backed delivery is what separates Bashayer from the dozens of off-plan launches competing for attention in Abu Dhabi right now.
