About Jumeirah

Jumeirah is Dubai's original prestige address — a low-rise, beach-facing strip that has anchored the city's residential identity for decades. It runs along the Arabian Gulf from Jumeirah 1 through to Jumeirah 3, and it attracts a specific kind of buyer: one who wants space, privacy, and proximity to the sea without the tower-block density of the Marina or Downtown. Off-plan supply here is deliberately thin. That scarcity is the point. If you're weighing up where to plant serious capital in Dubai's residential market, Jumeirah deserves a place on the shortlist.

Frequently asked questions about Jumeirah

What rental yields can I expect in Jumeirah?

Gross yields in Jumeirah typically run between 4–5.5% for villas and townhouses, which is lower than newer master communities but reflects the strong capital value base. Short-term rental performance is notably higher — our landlords running holiday-home licences on beachside units regularly achieve 6–8% gross annually. If yield is your primary goal, we'd pair a Jumeirah purchase with a short-term rental strategy rather than a long-term tenancy.

Who are the main developers active in Jumeirah?

The two developers we're actively working with in Jumeirah are Meraas and HH Development. Meraas delivered Sur La Mer, a gated waterfront townhouse community that sold out quickly and now trades strongly on the secondary market. HH Development is behind the Four Seasons Private Residences, targeting the ultra-prime buyer. Beyond these, most of Jumeirah's stock is individual villa plots — so developer-built communities are relatively rare, which adds to their scarcity value.

How long is the commute from Jumeirah to DIFC, Marina, and Dubai Airport?

From central Jumeirah (JBR 2 area), expect roughly 15–20 minutes to DIFC outside peak hours, stretching to 35+ minutes during morning rush. Dubai Marina is around 20–30 minutes heading west on Sheikh Zayed Road. Dubai International Airport (DXB) sits about 25–35 minutes away via the D89 or E11. There's no Metro line directly through Jumeirah, so most of our buyers here are car-dependent — factor that into your lifestyle planning.

What schools are near Jumeirah for families?

Jumeirah is one of Dubai's most family-friendly corridors for schooling. Jumeirah English Speaking School (JESS) and Dubai College are both within the area and consistently rated 'Outstanding' by KHDA. Kings' School Dubai and Horizon English School are also close by. In our experience, families with children aged 3–18 can cover the full schooling journey without leaving the neighbourhood — a genuine draw for the international families who make up a large share of our buyers here.

What makes Sur La Mer different from other Jumeirah townhouse options?

Sur La Mer is one of the very few gated, freehold townhouse communities directly on the Jumeirah beachfront — that alone sets it apart. Developed by Meraas, the project offers 3–5 bedroom townhouses with private beach access, a marina promenade, and retail. Units range from roughly 4,000–6,500 sqft. We've seen resale prices hold firm since handover, and demand from end-users consistently outpaces supply. If you want a turnkey beachside home rather than an older villa requiring renovation, Sur La Mer is our first recommendation.
