In our experience, yes — and the numbers back it up. The Valley sits on the Dubai–Al Ain Road (E66) corridor, an area we've watched appreciate steadily as Dubai's eastern suburbs mature. With 23 active projects in our catalogue, all by Emaar, buyer demand has stayed strong. Off-plan entry prices are still below comparable Emaar communities closer to Downtown, which means there's meaningful upside as infrastructure and handovers catch up over the next 2–3 years.
What is the typical price per sqft in The Valley?
Right now we're seeing off-plan townhouses in The Valley launch between AED 900 and AED 1,150 per sqft, depending on the phase and unit type. Villa plots in projects like Farm Gardens and Rivana Villas tend to sit at the higher end of that range. Secondary market units that have already handed over can trade slightly above launch price, so buying early in a new phase — like Ovelle or Vindera — still offers the best entry point in our view.

How long is the commute from The Valley to DIFC, Dubai Marina, or DXB?
Expect roughly 35–45 minutes to DIFC and Downtown Dubai via the E66/E311 interchange under normal traffic conditions. Dubai Marina is closer to 50–60 minutes. Dubai International Airport (DXB) is a more manageable 30–35 minutes. We always advise buyers to do a test drive during peak hours (7:30–9:00 am), but most of our clients who work in Business Bay or DIFC find the commute acceptable given the space and price advantage they're getting.
Are there schools and everyday amenities inside The Valley?
The community masterplan includes a Town Centre with retail, dining, and a supermarket, and Emaar has designated school plots within the development. As of mid-2025, residents use schools in nearby Dubailand and Academic City — both within a 10–15 minute drive. The Valley also has dedicated sports courts, a golden beach lagoon area, and cycling tracks already open in earlier phases. It's not fully built out yet, but the pace of delivery has been faster than many buyers expected.
