IKR Development is a Dubai-based real estate developer backed by a family business with more than three decades of experience in construction and real estate. The company was established in Dubai as I K R Real Estate Development L.L.C. and has expanded its development activities from Pakistan into the UAE.

Its Dubai portfolio is currently centred on Provenza Residences in Jumeirah Village Circle (JVC), while the wider IKR group has developed residential, commercial and industrial projects in Pakistan, including several projects in Bahria Town Karachi.

Track record

IKR's current Dubai development track record is still relatively new. Its official portfolio highlights projects delivered in Pakistan, including Rehmet Heights, RTC 1, RTC 2, CDR Tower and Rehmat Galleria, alongside industrial park developments.

Its Dubai expansion began with Provenza Residences, a residential development in JVC. Property Finder currently lists the project as a studio, one- and two-bedroom apartment development with a Q3 2027 delivery date.

This means buyers should distinguish between IKR's broader construction and development experience and its comparatively limited completed-project history in Dubai.

Investing with IKR Development

IKR may appeal to buyers looking for a newer Dubai developer with an established family construction background.

Provenza Residences provides exposure to JVC, one of Dubai's established apartment communities, with studios and one- and two-bedroom units. Current listings show launch prices from around AED 650,000–689,000, although advertised prices can change with availability.

Investors should still assess the project on its own fundamentals, particularly launch pricing, service charges, payment plan, construction progress, rental demand and comparable JVC developments.

What we'd watch

The main point to watch is IKR's Dubai delivery track record. The wider group has significant experience outside the UAE, but its Dubai portfolio is still developing.

Successful delivery of Provenza Residences would provide an important first reference point for IKR's position in Dubai's competitive residential market.
