KBW Real Estate Development is a family-owned real estate development group with a presence across Dubai, Kuwait, Jordan and Spain. The company focuses primarily on residential development, with a particular emphasis on luxury townhouses and design-led homes.

KBW says its founder, Khaled Esbaitah, has more than 30 years of experience in real estate and has been involved with major Dubai hospitality and residential developments, including The Fairmont Palm Jumeirah and The 8 Palm. He also previously founded Mazaya Real Estate and currently serves as Chairman and CEO of IFA Hotels & Resorts.

The company is managed alongside Bader Esbaitah, who holds a master's degree in Interior and Spatial Design from the Royal College of Art and brings a design and procurement background to the business.

KBW's current Dubai residential portfolio is concentrated in Jumeirah Village Circle (JVC), where it has developed the Le Parc Homes and Le Parc Homes II townhouse communities.

Track record

KBW has a relatively focused Dubai development portfolio, but its leadership brings substantially more experience than the number of projects under the KBW brand alone might suggest.

The company's founder has been involved in Dubai real estate and hospitality for more than three decades. KBW's official previous-project portfolio also references major projects including Balqis Residences on Palm Jumeirah, Fairmont Dubai, The 8 Palm and Sky Gardens in DIFC.

However, it is important to distinguish projects associated with the founders' wider professional history from projects directly developed under the KBW Real Estate Development name.

For buyers, the important distinction is between KBW's own delivery record and the broader experience of its founders. The latter is substantial, but the former is still a relatively focused portfolio.

For now, KBW can reasonably be described as an established boutique developer with experienced leadership and a completed Dubai townhouse track record, rather than a large-scale Dubai master developer.
