Akala Precision Wellness Concept

Akala Hotels and Residences is built around what its developer calls precision wellness, a model that fuses branded residences with a full-scale medical and spa operation rather than treating wellness as an add-on amenity. The project comprises two towers: Tower 1 with 284 residential units and Tower 2 combining 354 hotel keys and residential units, for a total of 546 units across the development.

The podium levels connect both towers and house the spa, gym and clinical wellness facilities, meaning residents in either tower share access to the same treatment and recovery infrastructure rather than each tower operating a standalone amenity floor.

Akala Hotels and Residences Architecture and Certifications

The twin-tower design is structured around a sequence of compression and release, transitioning between darker, enclosed spaces and open, light-filled areas as residents move through the building. This is described as a deliberate architectural response to wellbeing rather than a purely aesthetic choice.

Both towers carry LEED Gold and WELL Silver precertifications, positioning the project's environmental and health performance targets alongside its design language of natural stone, polished metal and floor-to-ceiling glass.

Residence Typologies

Residences range from one-bedroom units in The Elements collection through to five-bedroom homes in The Gravity House, with The Collections offering four-bedroom layouts. Each typology features en-suite bedrooms, walk-in wardrobes in master suites, and wraparound balconies in select corner units.

At the top of the range, The Sky Terrace is a six-bedroom penthouse with views toward Burj Khalifa and a self-contained guest suite, while The Observatory is a two-storey, six-bedroom presidential suite with a private rooftop pool, art gallery and greenhouse, positioned as the development's signature address.

Wellness and Medical Facilities

The development includes Formative, a fitness facility operated with expertise drawn from Arada's existing gym portfolio, alongside dedicated wellness studios covering yoga, Pilates, sound healing and a sensory deprivation floatation room. Akala Spa adds eight private treatment rooms plus VIP suites with in-room jacuzzis.

A full clinical floor is operated by Everwell, offering stem cell therapy, IV treatment, hyperbaric oxygen chambers and hormone optimisation among other services, positioning the project's medical offering as an integrated part of daily residence life rather than an external clinic partnership.

Developer Background

Akala is developed by Arada, a UAE developer launched in 2017 that has delivered eight communities across the country and has expanded into the Australian residential market. Its operating scope extends into retail, education, healthcare, wellness, fitness and hospitality, which underpins the in-house delivery model used at Akala's gym and spa facilities.

The project sits within Dubai International Financial Centre, adjacent to Downtown Dubai, placing residents within the city's established financial and business district rather than a peripheral development zone. The brochure describes the area as having evolved from a commercial core into a lifestyle hub with high-end hotels, dining and retail.

Several residences, including the top-floor Observatory suite, are oriented toward dual views of Downtown Dubai and DIFC, with direct sightlines to Burj Khalifa referenced for the sixth-floor penthouse and presidential suite.
