Armani and Ando on Palm Jumeirah

Armani Beach Residences at Palm Jumeirah is a single 57-unit tower on the outer breakwater of the island, designed as a joint residential project between Giorgio Armani and architect Tadao Ando, developed by Arada. The two have collaborated before on Armani/Teatro and a retrospective at Armani/Silos, but this marks their first residential building together. The result is a concrete-structure tower with interiors by Armani/Casa throughout every unit, from kitchens to bathroom fittings.

This is one of a small number of off plan projects palm jumeirah has seen carry a named fashion house interior brand across the entire building rather than a single show apartment. Construction started mid-2024 with handover targeted for the end of 2027, giving the project a multi-year runway before completion.

Residence Layouts and Interiors

The building offers two, three, four and five-bedroom apartments, alongside five-bedroom penthouses and two Presidential Suites spread over two levels. Every residence has floor-to-ceiling windows and doors, a circular or linear entry foyer, and living area ceiling heights of at least 3 metres. Owners choose between two Armani/Casa interior palettes: the darker Bridge collection in stone, sukupira and oak with bronze and lacquered fabric accents, or the lighter Checkers collection using natural woods, lacquers and back-painted glass.

Parking allocation scales with unit size, from two spaces for two-bedroom residences up to seven for the Presidential Suites, with EV charging available. Each purchase includes an Armani/Casa furniture certificate ranging from €25,000 for two-bedroom units to €350,000 for the larger Presidential Suite, plus a maid's room and guest bathroom in every layout.

Amenities and Private Beach Access

Amenities span roughly 90,000 square feet, all designed by Armani/Casa. Residents have access to a private beach with food and beverage service and beach attendants, a landscaped deck with an infinity pool and a separate children's pool, a residents-only spa with gym, sauna and ice bath, plus a cigar lounge set in a library, a movie theatre, a children's playroom and a multi-purpose function room with a display kitchen overlooking the sea.

The building also runs smart home controls for climate and lighting, acoustic treatment between apartments, 24-hour concierge and security, valet parking and high-speed lifts moving at 1.6 metres per second. The Presidential Suites add a Tadao Ando-designed courtyard with a reflective water feature and open-sky access.

Palm Jumeirah Property Investment

Palm Jumeirah remains one of the most searched addresses for properties for sale in palm jumeirah, and a limited-supply, single-tower scheme with a named design collaboration adds scarcity to that demand. Location

Palm Jumeirah Neighbourhood Character

The tower sits along the outer breakwater (crescent) of Palm Jumeirah, giving every unit an unobstructed sea-facing outlook rather than a view back toward the trunk or fronds. This crescent position places residents closer to the open Gulf and further from the island's inner retail and hotel strip, trading immediate walkability for uninterrupted water views.

Palm Jumeirah is walkable in sections, particularly along the boardwalk and beachfront promenades on the fronds and crescent, though the island's scale means a car or the monorail is typically used to move between zones.

Connectivity and Access

The nearest metro connection to the island is via the Tram and Palm Jumeirah Monorail interchange at Nakheel Metro Station on the Red Line, linking to Dubai Marina and onward to Downtown Dubai and Dubai International Airport by road or metro transfer.
