Eden is the first villa community launched within The Valley, comprising 362 G+1 townhouses across three architectural collections: Spruce, May Bell and Iris. All three offer 3 and 4-bedroom townhouses, differentiated by facade treatment and material palette rather than layout logic, with each unit opening onto an alley or garden view and featuring large windows and terraces designed for indoor-outdoor living.

Spruce uses warm, earthy tones on its facades, May Bell takes a minimal, purist approach centred on shared family spaces, and Iris presents a sleeker, lighter aesthetic. Across all three, the ground-plus-one format keeps the community low-rise and walkable, with shaded streets connecting homes to shared green spaces.

Community Amenities

Eden's internal master plan includes a bicycle track, basketball courts, a kids' play area, an amphitheatre, an edu-scape playground, a multi-purpose lawn, a beach and splash pad, a hammock zone, a zen garden, an observation tower, a community centre, central gardens, food trucks and kiosks. The Pavilion, a retail and leisure hub with an oasis garden, maze and additional observation tower, sits a 5-minute walk from Eden.

Eden is developed by Emaar Properties, the master developer behind Burj Khalifa and The Dubai Mall. Investment Case

Eden reached 100 percent completion with handover recorded on 3 June 2023, meaning stock here trades as a completed, income-ready asset rather than a construction-risk purchase. The project was developed under escrow with Abu Dhabi Commercial Bank as escrow agent.

Dubai's broader investment backdrop, cited by Emaar at launch, included an expected 20 million annual visitors by 2025 and a ranking among the 10 most visited cities globally in 2018, factors that continue to support demand for family-oriented off-plan and completed villa stock in outer Dubai communities.

The Valley sits on Dubai-Al Ain Road, a major highway linking Dubai and Abu Dhabi via Al Ain. Emaar positions the location as roughly 25 minutes from Dubai Rugby Sevens, 8 minutes from Dubai Outlet Mall, 25 minutes from Dubai International Airport, and a similar drive from Burj Khalifa and The Dubai Mall in Downtown Dubai.
