Greenview Villa Design & Layout

Greenview is a gated enclave of 286 townhouses built to a ground-plus-one (G+1) configuration in Madinat Al Mataar, forming the fourth phase of the Expo Golf Villas series within Emaar South. Units are offered in 3 and 4-bedroom layouts across two architectural styles, Modern and Contemporary, both built with a concrete structure and block construction with internal and external finishes.

The Modern style favours clean architectural lines and simplicity of form, while the Contemporary style leans into distinct facade treatments with a creative flourish. Both styles feature high windows designed to frame views of the surrounding parks and lawns, plus private balconies and patios attached to each unit.

Location Within Emaar South

Greenview occupies the north pocket of Emaar South, adjacent to the DWC Peripheral Road and Mohammed Bin Zayed Road, and within walking distance of the community's main boulevard, parks and retail centre. The location places residents close to a school and the Rove hotel serving the wider district.

Emaar South itself is planned around 15,360 apartment units, 22,700 residential units in total, 53,000 sqm of retail and F&B space and 25 neighbourhood parks, positioning Greenview within one of the larger integrated communities developed near Al Maktoum International Airport.

Developer Track Record

Greenview was developed by Emaar Properties, established in 1997 and active as a master-planned community developer across the UAE and 13 other countries. As of the FY2018 figures cited by the developer, Emaar had delivered more than 43,000 residential units since 2002, with over 45,900 units under construction and a land bank of 167 million sqm.

The project reached 100% completion with a project end date of 18 January 2024, following a start date of September 2019, and is recorded by Dubai Land Department as fully handed over.

Access & Connectivity

Greenview sits roughly 7 minutes from Al Maktoum International Airport, 10 minutes from the Expo 2020 site, 30 minutes from Jebel Ali Port and about 50 minutes from Abu Dhabi, according to the developer's distance markers for Emaar South. The Al Maktoum International Airport site is also positioned as a long-term hub, with a stated passenger capacity of 220 million per year and cargo capacity of 16 million tonnes per year once fully built out.

The community is reached via the DWC Peripheral Road and Mohammed Bin Zayed Road, with the Expo Golf Villas phases I, II, III and 4 (Greenview) arranged around a shared entry boulevard and multiple gated entrance points.
