Design and Architecture

One.B Tower is a 47-storey residential and retail development on Sheikh Zayed Road, comprising 262 units across a single building. The tower is designed by UNStudio, an international architecture practice with more than 140 completed projects worldwide and over 30 years of experience, including Wasl Tower in Dubai and the Mandarin Oriental Hotel and Residences in Istanbul.

The ground floor podium features a double-height entrance lobby with 24-hour concierge, a grand drop-off area, an artisanal flora and aqua entrance feature, a gourmet cafe and restaurant, a branded lifestyle hypermarket, and dedicated mail and cloak rooms for residents.

Unit Mix and Layouts

The tower offers 1, 2 and 3-bedroom apartments alongside duplex and sky villa units and penthouses. Interiors are laid out with expansive living and dining areas, and select 3-bedroom sky villa configurations are available on upper floors, as shown in the brochure's unit plan section.

Wellness and Recreation Amenities

The 7th floor amenity level houses a grand gym, functional training area, personal training zone, spinning and HIIT area, power yoga space, male and female changing rooms with saunas, an adult pool with a lap zone, a shaded kids' pool, barbeque pods, a zen garden and meditation area, and a multi-purpose room for events.

A separate 23rd floor level is split into a family zone, with an in-house cinema, pantry and reading area, and an exclusive adults zone featuring a co-working lounge, billiards and table tennis, a library and a cigar zone.

Location and Views

Positioned along Sheikh Zayed Road, the tower overlooks the Dubai Water Canal, Safa Park and, from higher floors, the Godolphin Race Track. Units are marketed with sea view, Safa Park view, Dubai Water Canal view and Godolphin Race Track view options.

Developer and Charitable Initiative

One.B Tower is developed by wasl, and forms part of the developer's contribution to the 1 Billion Meals Endowment programme, run in partnership with the Mohammed bin Rashid Al Maktoum Global Initiatives. Proceeds from the project are directed toward growing the endowment fund toward an AED 1 billion target.

Location

Connectivity and Nearby Landmarks

One.B Tower sits on Sheikh Zayed Road, a one-minute walk from the Dubai Water Canal boardwalk and around ten minutes from Business Bay Metro Station. Safa Park is roughly five minutes away by car, and Jumeirah Beach is about five minutes' drive.

For residents who cycle or jog, the brochure notes a jogging track to Jumeirah Beach at approximately 25 minutes and a cycling track covering the same route in about 20 minutes, placing the tower within reach of Dubai's key waterfront destinations without relying solely on the car.
