Design and Architecture

West Residence is a 46-floor tower forming part of Serenia District, a six-tower waterfront cluster in Jumeirah Islands. The building comprises basement, ground, three podium levels and 43 upper floors, delivering 419 residential units in 1, 2 and 3-bedroom configurations. The architecture follows an Ireko-inspired design language, favoring clean lines and restrained facades over ornamentation.

The tower was designed by Nikken Sekkei, the architecture firm behind One Za'abeel and one of the largest practices globally. Facade lighting is designed to shift with natural light through the day, reinforcing the project's stated emphasis on calm, understated exteriors rather than overt statement architecture.

Amenities and Clubhouse

The development is anchored by the Serenia Signature Clubhouse, a shared amenity building spanning 100,000 sq ft across four levels and serving as the community hub for all Serenia District residents. It houses a panoramic infinity pool, an indoor pool, a state-of-the-art gym with a dedicated ladies' gym, a male and female spa, indoor paddle and basketball half-court, a multi-functional hall, a games room, a rooftop cafe and ground-floor retail and F&B units.

Beyond the clubhouse, the wider community offers over 40 amenities spread across five themed zones: Health & Social, Sports & Recreation, Family Oasis, Nature Discovery and Wellness Retreat. Combined, these zones include five pools, four sports courts and a half-kilometre landscaped podium linking the towers.

Master Plan and Community

Serenia District sits on a 600,000 sq ft plot within Jumeirah Islands, with a total built-up area of 3.5 million sq ft across six integrated towers, of which West Residence is one. The community is laid out with roughly 20 km of internal walkways and pathways connecting the residential clusters to shared amenity zones.

Positioned between Dubai Marina, Emirates Hills and Jumeirah Lake Towers, the district is designed as a self-sufficient residential hub set back from the busier corridors of those neighbourhoods, while remaining within reach of Bluewaters, Burj Al Arab and Dubai Harbour.

Developer Track Record

West Residence is developed by Nakheel under its Serenia brand, positioned as the group's premium residential label for waterfront and prime-location projects. Nakheel has been active in Dubai real estate since 2002, with a portfolio that includes developments on Palm Jumeirah and in Dubai Marina, and reports an AED 15 billion portfolio across 8 million sq ft of projects under the Serenia brand's parent structure, Palma Holding.

The developer's existing Serenia Residences project on Palm Jumeirah's west crescent, comprising 226 apartments, penthouses and sky mansions, is scheduled for completion in Q4 2025, giving prospective buyers a delivered reference point for the same brand's build quality and amenity standard ahead of West Residence's own handover.

West Residence sits within Jumeirah Islands, a low-rise villa community bordered by Dubai Marina, Emirates Hills and Jumeirah Lake Towers. The Serenia District development introduces a new tower cluster into this established, largely horizontal neighbourhood, giving the area its first high-rise residential offering of this scale.

The location places residents within the established Emirates Living corridor, close to Sheikh Zayed Road access points that connect toward Dubai Marina and Jumeirah Lake Towers, both a short drive away.
