The design brief prioritises direct nature exposure over conventional block layouts, with apartments arranged so most units face the surrounding forest canopy rather than internal courtyards or parking.

Within the Serra neighbourhood specifically, the landscape plan includes a swimming pool, forest swimming pool, children's pool, cascade gardens, a sunken forest, multipurpose lawn, fitness stations, and a therapeutic garden, all linked to the Central Forest that runs through the wider Ghaf Woods master plan.

Serra in Dubai Sustainability Framework

Ghaf Woods is built around a native-planting strategy inspired by the Ghaf tree and other drought-resilient desert species, chosen for their ability to thrive with minimal irrigation. The community uses a smart soil composition engineered for mineral and organic content, paired with water-capturing technology designed to reduce irrigation dependency.

The wider development is positioned as a sustainability-certified community, with stated goals covering improved thermal comfort, biodiversity gains, purified air quality, and energy-efficient design across the residential clusters.

Community Amenities & Lifestyle

Residents have access to a 3.5km mountain bike loop, adventure and running trails, a skatepark, multi-purpose sports courts, and a dedicated Sports and Activities Park, positioning the community around an active, outdoor lifestyle rather than indoor club facilities alone.

A Forest Experience Centre, DISTRIKT lifestyle centre, wellness pavilion, farm-to-table dining concepts, and retail and restaurant offerings are built into the master plan, alongside a school and mosque serving the immediate neighbourhood.
