Eltiera Views Architecture & Tower Configuration

Eltiera Views comprises four towers rising 26 residential floors above a shared ground-floor and three-level podium. Each tower follows the same structural logic: ground-floor co-working and retail, three podium levels of parking and amenity clubs, apartment floors from the 1st through the 25th, and a dedicated penthouse level at the 26th floor. Floor-to-ceiling heights across all residential levels are fixed at 3,600 mm, giving standard apartments a proportionally generous vertical volume. Six passenger elevators and one service elevator serve each tower.

The development is conceived as a continuation of Eltiera Heights, drawing its massing and orientation from the adjacent community lake and the landscaped greens of Jumeirah Islands. The architecture is designed to frame lake and skyline views rather than obstruct them, with facades calibrated against a detailed sun-path analysis to manage solar gain across winter and summer orientations. Ownership is freehold, and the anticipated service charge is AED 21 per sq.ft.

Tower 1 offers 299 total units across six typologies: 169 one-bedroom apartments ranging from 796 to 834 sq.ft, 74 two-bedroom apartments from 1,221 to 1,284 sq.ft, 25 two-bedroom-plus-study units at 1,405 sq.ft, 25 three-bedroom apartments at 1,672 sq.ft, and 2 three-bedroom penthouses spanning 5,728 to 5,915 sq.ft. Retail and F&B spaces in Tower 1 range from 834 to 6,008 sq.ft.

Tower 2 delivers 295 units with an identical entry-level mix but substitutes the three-bedroom penthouses for 4-bedroom penthouses measuring 5,930 to 5,985 sq.ft. Parking allocation scales with unit size: one space for 1 and 2-bedroom units, two spaces for 3 and 4-bedroom units. Towers 3 and 4 are confirmed within the development but full unit-mix tables for those towers are not disclosed in the current brochure.

Eltiera Views structures its amenities across four dedicated club levels, each with a distinct brief. The Co-working Club at ground level provides a co-working lounge, private working pods, a podcast room, meeting rooms, and a reception lounge.
