Townhouse Design and Layout

Rukan 2 is a gated compound of more than 800 townhouses built with a concrete structure and finished internally and externally. Each unit sits on a ground plus one storey footprint and comes with a dedicated parking bay, a private front yard, and a back yard sized according to unit type. The DLD project record lists 49 villas across the community, developed in two phases between 2018 and 2022.

Unit layouts include one and two-bedroom loft-style townhouses as standard, with three and four-bedroom configurations available on client request. Interiors feature double height living rooms, natural light throughout, fitted kitchen cabinets and countertops, built-in bedroom wardrobes, fully tiled bathrooms, and double glazed windows. A satellite master antenna and fibre optic wiring support high speed internet connections.

Master Plan and Phasing

The development was delivered in two phases, each anchored by its own swimming pool, with shared amenities including a mosque and retail shopping centres positioned between the two phases. Approximately 70% of the roughly 2,600,000 sq ft site is allocated to open public realm and landscaped greenery rather than built form, a ratio that shapes the low-density feel of the compound.

Reportage Properties designed the layout so that green spaces and open areas surround the townhouse clusters rather than sitting at the periphery, aiming to keep sightlines and walking routes clear of dense built mass.

Reportage Properties Track Record

Reportage Properties was established in 2014 and has since delivered residential projects across both Abu Dhabi and Dubai. Rukan 2 falls under Reportage Prime, a subsidiary of the wider group, and forms part of the developer's broader footprint in the Wadi Al Safa area of Dubailand.

The project reached 100% completion, with a construction period running from mid-2018 to August 2022, consistent with the developer's stated focus on timely delivery over speculative launch cycles.

Amenities and Community Life

Residents have access to three swimming pools distributed across the two phases, a mosque, running tracks, designated BBQ areas, a gym, and shopping centres within the gated compound. Balconies are available on selected units, and dedicated parking is provided per townhouse.

The compound sits adjacent to Arabian Ranches and several comparable low-rise communities, giving residents access to established schools, retail, and equestrian and polo facilities in the surrounding area without those amenities being part of Rukan 2 itself.

Rukan 2 sits within Dubailand, a roughly 3 billion sq ft district positioned as Dubai's entertainment and residential hub. The compound has direct access to Emirates Road through the villas, connecting residents to Sheikh Mohammed Bin Zayed Road and onward to Sheikh Zayed Road.

The immediate community is Rukan, located in Wadi Al Safa 7, placing it near established neighbours including Arabian Ranches and Motor City.

Distance to Key Landmarks

Per the developer's location map, Global Village and IMG Worlds of Adventure are roughly 5 to 10 minutes away, while Mall of the Emirates and Hamdan Sports Complex sit around 15 minutes from the compound. Burj Khalifa, Dubai Mall, Dubai International Airport, and Dubai Expo 2021 are each cited at approximately 25 minutes drive.
