Solaya buildings 4 and 6 Architecture & Design

Solaya buildings 4 and 6 are two of nine beachfront structures within the wider Solaya collection, developed jointly by Meraas and Brookfield Properties. Solaya 4 rises as basement plus ground plus roof plus 6 floors with 18 residential units, while Solaya 6 is configured as basement plus ground plus roof plus 7 floors with 26 units, together totalling 44 residences across the two buildings.

Architecture is led by Foster + Partners, with interiors by 1508 London. Residences use open-plan layouts, high floor-to-ceiling glazing and a restrained material palette of stone, marble and timber joinery, oriented to maximise sea, city or beach views. All units have direct lift access into private lobbies, with separate service elevators for staff and deliveries.

Solaya buildings 4 and 6 in Dubai Residence Typologies

The classic residences range from 1,900 sq ft to 7,600 sq ft across 2, 3, 4 and 5-bedroom layouts. Units of three bedrooms and above include a show kitchen and a separate prep kitchen, and the five-bedroom homes on the penultimate floor offer triple-aspect views.

Signature residences include ground-floor 3-bedroom garden homes with private pools and courtyard gardens exceeding 3,000 sq ft, and 4-bedroom duplexes spanning over 5,000 sq ft with floor-to-ceiling windows and outdoor rooms. Each building has one penthouse level, with a 4-metre floor-to-floor height, private pool deck, gym, spa, show kitchen and private cinema.

Solaya is a joint development between Meraas, the Dubai-based master developer behind City Walk and La Mer, and Brookfield Properties, which operates more than 1,100 properties and over 395 million sq ft of real estate globally on behalf of Brookfield Asset Management. The pairing brings a large-scale global operator alongside a developer with an established Dubai beachfront portfolio.

Solaya sits within La Mer, on Jumeirah's coastline, next to the J1 Beach dining and beach club precinct, which includes thirteen restaurants and clubs such as Sirene Beach by Gaia, Gigi Rigolatto and Bâoli.
