Solaya 5 and 7 Architecture & Beachfront Design

Solaya is a private collection of 234 residences spread across nine beachfront buildings in La Mer, developed jointly by Meraas and Brookfield Properties. Foster + Partners handled the architecture, with interiors by 1508 London, and the buildings are oriented to maximise sea, city and beach views from every block.

Classic residences range from 1,900 sq ft to 7,600 sq ft across 2 to 5-bedroom layouts, with open-plan interiors, stone flooring, marble detailing and timber joinery. Units of three bedrooms and above include a show kitchen and a separate prep kitchen, and the five-bedroom homes on the penultimate floor are configured for triple-aspect sea views. All residences have direct lift access into private lobbies, with separate service elevators for deliveries and staff.

Signature & Penthouse Residences

Ground-floor Signature Residences include 3-bedroom garden homes with private pools and courtyard gardens over 3,000 sq ft, raised above pedestrian level for privacy behind projecting canopies and garden walls. A separate set of 4-bedroom duplex residences spans over 5,000 sq ft, with floor-to-ceiling glazing framing unobstructed sea and city views and outdoor 'rooms' extending the living space.

Penthouses occupy a single top level per building, with a 4-metre floor-to-floor height, 360-degree views, private pools on generous terraces, plus a gym, spa, show kitchen, private cinema and staff accommodation within each unit.

Amenities & Wellness Facilities

Solaya's gated residences connect to a central Beach Park with a beach retreat, sunset pool, kids' pool and play area, yoga deck and landscaped gardens. Indoor facilities include an in-house spa with sauna and treatment rooms, a gym and fitness studio, a private cinema, a residents' lounge and meeting rooms.

Day-to-day services cover 24/7 security, valet parking, doorman and porter, concierge, buggy drop-off and residence maintenance and cleaning, alongside on-request services such as personal training, salon and spa treatments, private dining and grocery delivery.

Developer Track Record

Meraas is behind several of Dubai's established master developments and has partnered with Brookfield Properties on Solaya. Brookfield operates more than 1,100 properties and over 395 million square feet of real estate globally on behalf of Brookfield Asset Management, bringing institutional-scale delivery experience to the project.

The design team pairs Foster + Partners, the global studio founded by Norman Foster in 1967, with 1508 London, an interior design firm known for bespoke luxury residential and hospitality work.

Location

Jumeirah Coastline Connectivity

Solaya sits directly on La Mer's beachfront in Jumeirah, roughly 15 minutes by car from Downtown Dubai and about 20 minutes from Dubai International Airport. The location places residents close to City Walk, The Dubai Mall, Burj Khalifa and DIFC.

The neighbouring J1 Beach destination adds thirteen restaurants and beach clubs, including Sirene Beach by Gaia, Gigi Rigolatto and Bâoli, giving residents an active dining and social scene within walking distance of the towers.
