The Acres 2 & Estates 2 Villa Community Concept

The Acres is a standalone villa community developed by Meraas in the Dubailand area, comprising 266 villas across G+1 and G+2 configurations. The residential mix spans 3, 4, 5, 6 and 7-bedroom layouts, with the first release focused on 3, 4 and 5-bedroom villa types labelled A through F.

Each villa is designed around an outdoor room and rear garden that connects directly to the surrounding landscape. Open-plan interiors, double-height living areas and floor-to-ceiling windows are consistent features across the typologies, allowing natural light and greenery to become part of the everyday layout rather than an afterthought.

The Acres 2 & Estates 2 Architecture & Materiality

The design language draws on stone, wood and glass, with facades varying by villa type. The 3-bedroom Villa Type A includes a side courtyard and a master bedroom positioned to frame pool and park views. The 4-bedroom Villa Type C introduces a signature stone wall element alongside a top-floor multi-purpose room extending to a shaded terrace.

The 5-bedroom Villa Types E and F use restrained street-facing openings for privacy, paired with full-length courtyard-facing windows that bring the garden into the double-height living area. This contrast between closed street elevations and open internal courtyards runs through the wider villa collection.

Masterplan & Green Infrastructure

The community is organised around the Halo Loop Park, a connective green spine linking neighbourhoods to swimmable lagoons, a lagoon clubhouse, retail, a mosque, a primary school and a kindergarten. Seven themed garden zones, Arrival, Village, Lagoon, Nature, Lost, Perfume and Edible, sit around this central park, each carrying its own amenity mix from adventure parks to wetland trails and dog parks.

The Acres holds LEED v4.1 Cities and Communities: Plan and Design certification, reflecting the project's structured approach to sustainable community planning rather than isolated green features.
