The Acres 3 & Estates 3 Villa Collection & Layouts

The Acres comprises 291 standalone villas across G+1 and G+2 configurations, spanning 3, 4, 5, 6 and 7-bedroom layouts. The project's first release focuses on 3, 4 and 5-bedroom villas, designated as Villa Types A through F, each built around an open-plan format with double-height living areas and floor-to-ceiling windows that connect interior spaces to private gardens.

The 3-bedroom Type A villa places the master bedroom on the first floor overlooking the pool and park, with a family area and shaded terrace on the second floor. The 4-bedroom Type C introduces a signature stone wall facade and a top-floor multi-purpose room opening onto a shaded terrace with elevated park views. The 5-bedroom Type E emphasizes privacy on the street-facing side while large courtyard-facing windows and a double-height living area open into a shaded courtyard.

Master Plan & Garden Network

The community is organised around a central Halo Loop Park connecting seven themed gardens, including the Arrival Garden, Village Garden, Lagoon Garden, Nature Garden, Lost Garden, Perfume Garden and Edible Garden. Swimmable lagoons and lakes sit at the heart of the layout, with community amenities such as a primary school, kindergarten, mosque, clubhouse, retail promenade and a lagoon clubhouse distributed across the plan.

Architecture within LOCI-designed clusters accounts for 36 G+1 and 7 G+2 villas, while U+A-designed clusters comprise 104 G+1 and 144 G+2 villas, together including 16 frozen plots. The Acres has secured LEED v4.1 Cities and Communities: Plan and Design certification, reflecting its sustainability-oriented master plan.

The design philosophy across all villa types draws on stone, wood and glass to create a facade language that responds to the surrounding landscape rather than a fixed architectural template. Contemporary interior palettes maximise natural light, and sleek structural forms are oriented to keep living spaces in continuous visual contact with adjacent gardens and courtyards.

Each villa type is differentiated by facade treatment and room placement rather than a single repeated design, from the courtyard-facing living spaces of Type A to the selective street-facing openings of Type E, giving the collection variation while maintaining a consistent low-rise, garden-facing character throughout the community.

Developer Track Record

The Acres is developed by Meraas, the Dubai-based developer behind Port de La Mer, City Walk Residences, Bluewaters Residences, Nikki Beach Residences, BVLGARI Residences and Cherrywoods. Meraas has built a portfolio spanning waterfront, urban and suburban developments across Dubai, positioning The Acres alongside its established residential communities.

Construction on The Acres was reported at 74% completion as of the latest DLD update, with a project end date of November 2027, indicating an advanced stage of delivery for a large-scale, low-rise villa community.
