Dubai Hills Estate is Emaar's flagship master-planned community sitting between Downtown Dubai and Dubai Marina — a green, low-rise-feeling district built around an 18-hole championship golf course. It draws families who want space without sacrificing city access, and investors who want a name that holds its value. Our honest take: this is one of the cleanest, most coherent master-plans in Dubai, and the pipeline of Emaar-backed projects here means the community keeps improving rather than stagnating. If you're weighing Dubai Hills against a comparable address, the greenery-to-price ratio is hard to argue with.
Market overview
Our catalogue currently tracks 6 active projects in Dubai Hills Estate, every single one developed by Emaar Properties. That concentration matters. It means design standards, handover quality, and community management sit under one umbrella — which reduces the variance you'd see in a mixed-developer district. The six projects span a delivery window from the already-handed-over Hills Park (Q1 2022) through to Greenside Residence and Parkside Views (both Q3 2027), with Golf Grand Apartments landing Q1 2027 and Elvira wrapping up Q4 2026. Park Field currently carries no confirmed completion date, so buyers there should factor in timeline flexibility.
Price per square foot in Dubai Hills Estate has climbed steadily off the back of the area's growing reputation. Apartments in the community typically trade in the AED 1,400–1,900 per sqft range depending on floor, view, and project vintage, with golf-facing units in newer launches pushing toward the upper end. Villas and townhouses command a premium over that, though our focus here is the apartment pipeline.
In our experience, Dubai Hills attracts two distinct buyer profiles: end-users who want a ready or near-ready home with a park downstairs, and off-plan investors who are buying into the Emaar brand as much as the specific building. Both are rational positions. The brand premium is real — Emaar's resale liquidity in this community is meaningfully better than comparable mid-market areas where the developer is less well-known.
One thing we flag to every client: the sheer volume of Emaar launches here over the past three years means secondary supply will grow. That's not a reason to avoid the area — it's a reason to be selective about which project and which floor plan you buy, because not every unit will appreciate at the same rate. Golf-facing and park-facing inventory consistently outperforms internal-view stock at resale. Buy the view if the budget allows.
Living in Dubai Hills Estate
Dubai Hills Estate is, without much debate, a family-first neighbourhood. The 18-hole Dubai Hills Golf Club anchors the community physically and socially. Dubai Hills Park — one of the largest public parks in the emirate — gives residents a genuine outdoor space that doesn't require a car to reach. That's rarer in Dubai than it should be.
The demographic skews toward young families, dual-income couples upgrading from apartment living in JLT or JVC, and a growing cohort of European and South Asian professionals who want a quieter base without moving to the outer suburbs. Singles do live here, but they tend to be the type who value a morning run over a late-night scene.
Dubai Hills Mall is the retail and F&B anchor. It's a proper regional mall — not a strip of shops — with a cinema, a solid food court, and a growing roster of casual dining options. It handles the weekly shop and the Friday dinner out without needing to leave the community. For more curated dining, residents typically head toward City Walk or Downtown, both under 20 minutes away.
Walkability is genuinely good by Dubai standards within the community itself. The internal cycling and jogging paths are well-maintained, and the park-to-apartment connection in projects like Park Field and Parkside Views is a real selling point. Step outside the master-plan boundary, though, and you're back in car-dependent Dubai. That's not a criticism — it's just the reality of how the city is built.
Our buyers consistently describe Dubai Hills as feeling 'calmer' than Downtown or Marina without feeling remote. That balance is the product's core appeal, and Emaar has protected it by keeping building heights lower than in their denser communities.
Schools, healthcare & retail
Schools within or immediately adjacent to the community:
- GEMS International School – Al Khail (IB curriculum)
- King's College School Dubai (British curriculum)
- Dunecrest American School
- GEMS New Millennium School
The school density here is one of the better arguments for Dubai Hills as a family address. Most residents can get children to school without joining the main arterial traffic.
Healthcare:
- King's College Hospital Dubai — a full-service hospital inside the community, which is a meaningful convenience
- Multiple general practice and specialist clinics within Dubai Hills Mall and the surrounding retail strip
Retail & daily needs:
- Dubai Hills Mall — regional mall with supermarket anchors, cinema, and F&B
- Community retail strips within the master-plan for daily essentials
- Spinneys and Waitrose accessible within a short drive
Recreation:
- Dubai Hills Golf Club (18-hole championship course)
- Dubai Hills Park — jogging tracks, cycling paths, children's play areas
- Tennis and fitness facilities within several residential clusters
The amenity mix is mature for a community that's still delivering new phases. Most residents don't need to leave Dubai Hills for day-to-day life, which is exactly what Emaar designed it for.
Getting around
Dubai Hills Estate sits on Al Khail Road (E44), which is one of the better arterial roads in the city. That gives you genuine options.
- Burj Khalifa / Downtown Dubai: roughly 15–20 minutes in normal traffic via Al Khail Road.
- DIFC: 15–20 minutes, same corridor.
- Dubai Marina: 20–25 minutes heading south on Al Khail.
- Dubai International Airport (DXB): 25–30 minutes, depending on which terminal.
- Al Maktoum International (DWC): 35–45 minutes, heading south-west.
There is no metro station inside Dubai Hills Estate yet. The Route 2020 extension doesn't reach here, and the planned Dubai Hills metro station — part of a proposed network expansion — has not been confirmed with a firm opening date as of our last update. Residents drive or use ride-hailing. In our experience, the absence of metro access is the single most common objection from buyers who commute to DIFC or Business Bay daily, and it's a fair one.
That said, Al Khail Road flows well outside peak hours. The school-run window (7:30–8:30am) does create internal congestion near the community's main gates, which is worth knowing if you're doing a morning commute. The road infrastructure inside the master-plan is well-designed; the bottleneck is the exit onto Al Khail, not the internal roads.
Connectivity here is good — not exceptional. For a car-owning family, it works well. For a metro-dependent commuter, it's a compromise worth pricing in.
Investment outlook
Dubai Hills Estate sits in the mid-to-upper tier of Dubai's residential market, and the yield profile reflects that. Gross rental yields for apartments here typically land in the 5–7% range, with smaller one-bedroom units at the higher end and larger two- and three-bedroom apartments compressing toward 5% as capital values have risen faster than rents in recent years. That's a normal pattern for a maturing, in-demand community.
Capital appreciation has been a stronger story than yield for investors who bought in the 2020–2022 window. Values across Dubai Hills have moved materially since then, and while the pace of growth has moderated, the direction hasn't reversed. The Emaar brand, the golf course, and the park infrastructure create a floor that more speculative communities don't have.
Resale liquidity is one of the area's genuine strengths. Emaar-branded stock in Dubai Hills moves faster on the secondary market than comparable product in less-established communities. Buyers recognise the name, banks lend against it comfortably, and the pool of end-user demand is deep enough that investors aren't solely reliant on flipping to other investors.
The risk to watch is supply. With six active projects in our catalogue alone — and Emaar's track record of launching new phases regularly — the pipeline is substantial. Buyers who purchase off-plan today are entering a market where more competing inventory will be available at handover. That doesn't make it a bad investment; it makes unit selection critical. Golf-view and park-adjacent units in projects like Golf Grand Apartments and Parkside Views are better positioned for resale than generic mid-floor, internal-view stock.
Our editorial line: bullish, with selectivity. Dubai Hills Estate has the infrastructure, the developer backing, and the demographic demand to keep performing — but the days of buying anything in the community and watching it appreciate are over. Pick the right unit.

Frequently asked questions about Dubai Hills Estate
Who are the main developers active in Dubai Hills Estate?
Emaar Properties dominates here — they master-planned the community and are behind the majority of our 44 listed projects, including Club Drive, Greencrest, Hillsedge, and the Address Villas series. Ellington Properties has carved out a strong niche with their Ellington House series (I through IV), known for design-forward interiors. You'll also find boutique plays from HH Development (Eden House), City View Developments (Hyde Residences), and Royal Dunes (Mallside Residences) for buyers wanting something less mainstream.
What rental yields can I expect in Dubai Hills Estate?
Gross yields typically land between 5% and 7% for apartments, with smaller 1-bedroom units in buildings like Mulberry Park Heights or Park Heights often hitting the upper end of that range. Villas yield slightly less — around 4–5.5% — but capital appreciation tends to compensate. Short-term rental performance is also solid given proximity to Dubai Hills Mall and the park, and we're seeing furnished 2-beds achieve AED 130,000–160,000 annually on annual contracts.
What is the commute like from Dubai Hills Estate to DIFC, Marina, and DXB?
Dubai Hills sits on Al Khail Road, which makes it genuinely well-connected. DIFC is roughly 15–20 minutes by car in normal traffic — one of the shortest commutes of any villa community in Dubai. Dubai Marina runs about 25–35 minutes, and Dubai International Airport is 25–30 minutes via Al Khail or Sheikh Mohammed Bin Zayed Road. There's no metro station yet, so most residents drive, but the road access is one of the area's strongest practical selling points.
What schools and family amenities are available in Dubai Hills Estate?
Families are well catered for. GEMS International School – Al Khail is inside the community (IB curriculum, rated Outstanding by KHDA), and King's School Al Barsha is a short drive away. Dubai Hills Park — one of Dubai's largest at 180,000 sqm — is a genuine draw for families, alongside the 18-hole championship golf course. Dubai Hills Mall anchors retail and dining. Our buyers with school-age children consistently rate this as one of the top three family communities in Dubai.
What's the difference between buying in Dubai Hills Estate vs. other Emaar master communities like Arabian Ranches or Emaar South?
The key differences come down to location premium, product mix, and price. Dubai Hills commands higher per-sqft prices than Arabian Ranches 3 or Emaar South, but you're getting Al Khail Road access, a mall on your doorstep, and a denser mix of apartments and villas in one community. Arabian Ranches skews more villa-only and suburban; Emaar South is airport-adjacent with longer commutes. For buyers who want urban convenience without sacrificing green space, Dubai Hills is typically our first recommendation.
